Attic air sealing in Cedar Rapids IA - rooms upstairs that keep their heat

Drafty rooms, uneven temperatures or a high power bill? We seal the big attic leaks so your heat stays in the house.

Pink batt insulation covers the floor of a timber-framed attic, with a large silver duct running along the side.

Does my attic need sealing before more insulation?

Attic air sealing in Cedar Rapids means finding and plugging the holes between your living space and the attic, where most houses leak the most air, so your heat stops escaping upward and any insulation you add later can do its job. At J&R Cedar Rapids Insulation Services, sealing always comes before insulating for that reason.

Most people who call me about this have a drafty room, a hot upstairs in summer or a power bill that doesn't make sense for the house, and they aren't sure what's going on up there. The price turns on how many big openings your attic is hiding, how easy it is to get around in and whether anything has to be fixed before we seal, and those repairs are also what usually moves the schedule. Your own number comes from the estimate, once I've been up in your attic and seen it.

What attic air sealing involves, start to finish

Before we seal anything, wet insulation, rot or old wiring gets fixed, because sealing over a problem just hides it, and I suggest a draft test on any gas or oil appliances before we start and again when we're done. Then we go after the biggest holes, the way you'd shut a barn door hanging open before worrying about nail holes in the siding. In an attic those open doors are the tops of interior walls where they meet the attic floor, the spaces behind and under kneewalls, and the cavities over dropped ceilings, so our installers pull the insulation back there and close them off before moving to the smaller gaps around pipes, wires, light fixtures and the hatch. We leave the soffit, ridge and gable vents and any combustion air duct open, since those are meant to stay open, and then lay the insulation back down evenly.

  • Sealing with a loose-fill top-up

This suits most attics where the ductwork runs below in the house and there's room to crawl around. We seal the gaps first, then add blown-in insulation, which is loose fill blown through a hose, so the new layer isn't fighting a draft.

  • Spray foam where the ducts live

This suits attics with furnace ducts running through them, where leaks around the ductwork are hard to chase one by one. Foam costs more, but it seals and insulates in the same pass, which earns its price in that setup.

If money is what's holding you back, check with the Hawkeye Area Community Action Program before you call anyone, me included. Its Weatherization Program covers Linn County with no fees for anyone at or below 200% of the Federal Poverty Guidelines, the work is chosen by a computerized energy audit and includes sealing air leaks, and you can call them at (319) 366-7632 or start with their program listing. If you qualify, that's the better route, and I'll tell you so.

We're based in Cedar Rapids and work across Linn County and south toward Iowa City, and a lot of the houses we go into are older ones with kneewalls in the upstairs rooms and dropped ceilings in kitchens and baths. We see the same kinds of attics on jobs in Marion and Hiawatha, so I go up expecting to look behind every kneewall and under the insulation at every wall top.

Why call us for attic air sealing

  • I write every estimate myself

I come out to look at every job and write the estimate myself, then our installers do the work and I go over it with you at the end. The person who explained the plan is the one checking it got done.

  • Licensed and insured, easy to check

We're licensed and insured. Iowa's contractor registration office lists registered businesses on its website, so you can look up a contractor's business before anyone climbs into your attic.

  • Fixing what's underneath since 2021

I started this business in Cedar Rapids in 2021 after learning insulation on other crews, and I still work the way we did in the farm shop, figuring out what broke before spending money on it. Every job is backed by our satisfaction guarantee.

On this job the order of work matters more than speed, because anything covered up wet or unsafe stays that way. When you're ready, get in touch and tell me what you're noticing upstairs.

Attic air sealing questions from Cedar Rapids homeowners

How do I know if my house in Cedar Rapids needs attic air sealing?

Drafty rooms, rooms that never match the thermostat and heating or cooling bills that seem high are the usual signs. Ice dams along the roof edge in winter, very dry indoor air and dust showing up in rooms under the attic point the same way. Any one of those makes sealing worth a look, and I'll show you what I find up there.

How much does attic air sealing cost in Cedar Rapids?

The cost comes from what's in your attic more than from the size of the house. A few large openings over dropped ceilings and kneewalls go quicker than hundreds of small ones, deep old insulation that has to be pulled back adds labor, and repairs that have to come first add to the total. You get your own figure from the estimate.

Is attic air sealing safe with a gas furnace or water heater?

It's safe when those appliances are tested for proper draft before and after the work. In some cases a tighter house can make a gas or oil appliance that vents by natural draft pull its exhaust back inside, which is why ENERGY STAR suggests that test. It's the same test I mentioned above, and I'll bring it up on any job where I see one.

Does dark or dirty attic insulation need to be replaced?

Usually not. Insulation darkened by dusty house air is still fine to use, and the dark spot tells me where air was leaking, the same way frost patches in cold weather or water stains in warm weather do. Insulation that's wet or full of droppings is different and has to come out first, which is what insulation removal is for.

What should be used to seal around a chimney or furnace flue in the attic?

A heat-resistant material such as sheet metal goes around a flue, not foam, because DOE guidance calls for it to protect against fire. It's a fair question to ask any contractor before work starts, since the gap around a flue can be a sizable opening.

What is the best way to handle vermiculite insulation before air sealing?

Leave it alone until an approved lab tests it to make sure there's no asbestos in it. Vermiculite is lightweight, pea-size and flaky gray, and it turns up in some older attics. If I spot it during the estimate, sealing waits until you have the test results.
