Vapor barrier installation in Cedar Rapids IA - dry wood under your floors

Damp, musty crawl space or cold floors above it? We cover the dirt floor and walls so the framing under your house stays dry.

A low basement has exposed ceiling joists filled with insulation, ductwork, and an unfinished concrete floor.

What does a crawl space vapor barrier actually do?

Vapor barrier installation in Cedar Rapids means laying heavy plastic sheeting over the bare dirt floor of your crawl space and sealing it up the walls and piers. That keeps moisture from the ground out of the space under your house, so the wood holding up your floors stays dry.

Most folks call because there's a musty smell in the house, the floors over the crawl space feel cold, or they finally looked under there and found bare dirt or old plastic torn up and pushed into the corners. If the cold floors are the bigger worry, crawl space insulation is a separate fix, and we can talk about both on the same visit. The price mostly follows the size of the crawl space, how much wall and how many piers the plastic has to wrap, how much has to be cleared out first and whether water needs handling before any plastic goes down. That last part drives the schedule too, because we don't cover a floor that's still wet. Your estimate gives you the figure for your house.

How we handle vapor barrier installation

We start with water. Covering a wet floor is like throwing a tarp over hay that's sitting in a puddle, since the top stays dry while the bottom rots anyway. I'll find where the dampness is coming from and show you, and if it's coming in from the yard, some of those fixes are small enough that you can do them yourself. Once the floor is ready, our crew clears out debris and anything sharp, rolls heavy plastic across the whole dirt floor, overlaps every seam and carries the sheets up onto the walls and around each pier, where we seal them down. What we're protecting is the wood that holds up your floors, so the edges get as much attention as the middle.

In a lot of houses a dry crawl space is only the bottom half of the job. Warm air leaking out through gaps in the attic pulls air up from below, so attic air sealing, which closes those gaps up top, means less crawl space air drifting through your rooms. In older homes where nobody's sure what's in the walls, retrofit insulation adds insulation to a house that's already built, and it's worth planning once the floor below is dry.

  • Standard heavy plastic sheeting

Heavy plastic over the whole floor and up the walls and piers suits most crawl spaces with a fairly smooth dirt floor that nobody goes into much. It's what I recommend most often, because it does what the house needs without paying for a heavier liner the space won't use.

  • Thicker reinforced liner

A heavier, reinforced liner makes sense when the floor is rocky, things get stored down there or someone crawls through often to reach a furnace or water heater. It costs more, so I only suggest it when thinner plastic would likely get torn.

Vapor barrier installation in Cedar Rapids and radon

Radon is the local reason I bring up testing on this job. A statewide survey found Iowa has the largest share of homes above the EPA's radon action level, and a well-installed ground cover helps minimize soil gases such as radon along with ground moisture. So I suggest a radon test before and after we put the plastic down, as a simple check on your home. A ground cover isn't radon mitigation, though, and if a test comes back high, Iowa requires whoever does work to reduce radon in your home to hold a state radon credential. If you have questions about radon, the Iowa Radon Helpline is 1-800-383-5992.

We're based in Cedar Rapids and work in the cities around it, across Linn County and south toward Iowa City, and a lot of what we find is older plastic that only covers the middle of the floor or has been torn up by years of foot traffic. We see the same thing on jobs in Marion and Iowa City. Before each job we check with the city or county office, and if they tell us a permit is needed, we take care of it.

Why call us for vapor barriers

  • I write every estimate myself

I come out to look at every crawl space and write the estimate myself, our installers do the work, and I go over it with you at the end. That way the person who told you what the job needs is the one checking that it got done.

  • Licensed and insured in Iowa

We're licensed and insured. Iowa requires contractors who earn at least $2,000 a year from construction work to register with the state licensing office, so that's a fair thing to ask anyone you're thinking of sending under your house.

  • Trade learned on other crews

I learned insulation working on other crews before starting this business in 2021, and what stuck with me is that the order of the work matters more than speed. Our work is backed by our satisfaction guarantee.

Crawl space vapor barrier questions

Does a vented crawl space still need a vapor barrier?

Yes. Federal building guidance says the plastic ground cover belongs in a crawl space whether it has vents or not. Vented crawl spaces still pick up moisture, mostly from water running in through poor yard grading, missing drainage around the foundation or how the yard gets watered, so we look at those along with the plastic.

What causes mold and rot under the floor in a crawl space?

Moisture coming up from the ground is the usual cause. It can lead to mold and rot along the floor joists and rim joists, the wood framing that holds up your floors. A sealed ground cover keeps that moisture away from the part of the house carrying the rooms above.

How do I get my crawl space ready for a vapor barrier?

Clear out stored items and debris so the plastic can cover the whole floor. Anything left down there leaves a spot the sheets can't reach. When I come out for the estimate, I'll point out what needs to move and what's fine to leave for our crew.

How much does a crawl space vapor barrier cost in Cedar Rapids?

A crawl space vapor barrier across the US usually costs about $1,200 to $4,000 per job. That's the national range for the work, not our price. Your figure comes from the estimate, once I've seen the size of the space and what it needs.

How do I compare vapor barrier quotes from different contractors?

Check that each quote covers the whole floor and carries the plastic up the walls, columns and footings, because Department of Energy installer guidance calls for that. Ask how the crew joins the sheets, too. The same guidance calls for every seam to overlap so water runs over it, not into it, and for the crawl space's drainage to keep working as before.

Will walking to my furnace tear a crawl space vapor barrier?

It can wear through on a path that gets regular use. Building guidance suggests laying a vinyl runner or an extra layer of plastic over areas that get foot traffic, like the path to the furnace. If you or a service tech go down there often, mention it at the estimate.
